NEIGHBOURHOOD PRICE TRENDS | UPDATED AUGUST 2026

A clear look at recent resale activity across the Durham and Northumberland communities we serve. Figures below reflect MLS-reported sold listings from July 27 to August 25, 2026.

What the latest window says: activity is strongest in the larger western Durham markets, while smaller lifestyle markets are taking longer to trade. Average prices can move materially in low-volume areas, so median price and days on market deserve equal weight.

How the markets are reading

Western Durham: Brooklin, Pickering, Whitby and Ajax remain the higher-price freehold markets in this group. Brooklin’s $1.117M median on 24 sales is a useful marker, while Pickering and Whitby carried the most depth. Ajax remained active but more value-oriented than its immediate neighbours.

Value and selection: Oshawa posted 118 freehold sales at a $674K median and a 27-day median marketing time. Courtice was the quickest of the smaller markets at 23 days, with a $737K median. These are the communities where buyers still have a meaningful price gap from the western corridor.

Lifestyle and smaller-market conditions: Scugog/Port Perry traded in 26 days, while Northumberland and Newcastle required more patience: Port Hope 46 days, Cobourg 48 days and Newcastle 48 days. Uxbridge continues to carry the widest price range; with only 16 sales, its average is especially sensitive to higher-end transactions.

Condo activity: Condo data is more reliable in Pickering, Whitby and Oshawa because of volume. Elsewhere, 5 or fewer condo sales means the figures are a directional signal, not a standalone valuation benchmark.

What this means for a move

  • Sellers: match the list price to your immediate micro-market and property type; the gap between a well-positioned home and an aspirational listing is showing up in days on market.
  • Buyers: compare like with like. A detached median, a condo average and a small-sample rural sale do not answer the same question.
  • Planning a sale or purchase: use this as the market backdrop, then build the decision around active competition, recent comparable sales and the property’s condition.
